Get Your Property Ready For Photography

At Milards we recognise the importance of great marketing photos.  Staging your property for photographs when renting it out is essential to attract the best potential tenants and make your listing stand out. Here are some tips on how to stage your property effectively:

  1. Clean & Declutter

Before you start staging, clean the entire property thoroughly. Remove any clutter, personal items, and excess furniture. A clean and clutter-free space looks more appealing in photos.

2. Neutralise Decor

While your personal style might be unique, it's best to use neutral decor when staging. This allows potential tenants to visualize their own belongings in the space. Neutral colours for walls, furniture, and decor can create a more inviting atmosphere.

3. Maximise Natural Light

Open curtains and blinds to let in natural light. Good lighting can make your property look more spacious and inviting. Consider taking photographs during the daytime to capture the best natural light.

4. Highlight Key Features

Focus on showcasing the key features of your property. If you have a beautiful fireplace, unique architectural details, or stunning views, make sure these are highlighted in the photos.

5. Add Small Decorative Touches

Add a few tasteful and stylish decorative items like throw pillows, vases, or artwork to enhance the visual appeal of the space. However, don't overdo it; less is often more.

6. Bedrooms

Make the beds with clean and attractive bedding. Clear off nightstands and dressers, and remove personal items. Bedrooms should look inviting and peaceful.

7. Bathrooms

Clean the bathroom thoroughly, put out clean towels, and consider adding a decorative soap dispenser or some fresh flowers. Remove personal toiletries.

8. Arrange Furniture Thoughtfully

Arrange furniture in a way that maximizes the flow and functionality of each room. Make sure there is a clear pathway through each space. Use appropriately sized furniture to make rooms appear more spacious.

9. Kitchen

Ensure the kitchen is clean and clutter-free. Remove magnets and personal items from the fridge. Arrange countertops neatly and consider adding a bowl of fresh fruit or a potted plant for a touch of colour.

Remember that the goal is to create an inviting, neutral, and well-lit space that allows potential tenants to imagine themselves living there.
